Previous client made the day of a Spanish speaking Realtor in Atlanta

A previous client made my day today! and probably to another Realtor in San Antonio, TX soon! Indeed, it was an email from somebody I helped to sell his home in the community of Rivers Edge at River Park of Woodstock, Georgia 2 years ago. More than 1 year ago, I heard from him that he was working in Corsicana, Texas and perhaps he would be buying again soon. Now he contacts me to recommend him an agent in San Antonio becase he is thinking of buying a home this time and here is his email:

"I might be moving to San Antonio. Is there anyone you can recommend and I am hoping you can also benefit somehow from the referal. If all goes well, probably three of us are going to buy a house.

The area codes we are looking for are around 78251 and 78245 unless I find a better one since I will be working around the 78251 area which is around the Sea World area. Hopefully your referal can recommend some other areas since we know nothing about San Antonio.

Una Alternativa al Foreclosure en Atlanta: Short Sale (Venta Corta)

Si ya intento todas las alternativas con su banco y el banco le dice que su casa se ira a Foreclosure (Reposecion de su casa), la unica alternativa que podria tener es hacer un Short Sale. El short sale es un proceso que requiere vender su casa a un precio justo del mercado que sera menos de lo que debe a su banco. Este proceso no solo requiere que su casa valga menos de su hipoteca si no tambien que tenga una dificultad financiera y otros requisitos. Como una especialista de short sales, es mi deber calificarlo de ante mano y asi ayudarlo mejor. Solo llameme al 770-256-7712 para coordinar una consulta confidencial sin compromiso.

No permita que le hagan el foreclosure. En un short sale, usted podra quedarse en su casa hasta que se venda y asi tambien tendra mas control de cuando podra mudarse. Mientras que en un foreclosure, uno no sabe cuando tendra que mudarse. Un foreclosure le afectara su credito como hasta 300 puntos mientras que un short sale como hasta 200 puntos en su score de credito y podra comprar otra casa en unos 2 anios mientras que con foreclosure, tendra que esperar como 10 anios. Tambien para futuras aplicaciones de trabajo o prestamo, un foreclosure le evitara ser considerado para el empleo que haya deseado siempre o para un prestamo de carro, etc,. Al contrario, con un short sale, su aplicacion para empleo no sera afectado en absoluto.

Because my husband is Japanese, I trust his delicate taste and if he takes me to a Japanese restaurant, that means that the restaurant offers great great food!. Don't spend any money in repairs on the home you are buying!

Don't spend any money in repairs on the home you are buying! Just because the seller can not pay them doesn't mean that you have to or have to continue with that home.. A very good Alpharetta GA Realtor will tell you to terminate the contract if your bank requires certain repairs and if the seller can not pay them. This happened to my clients who were using another agent before working with me. They were buying an Alpharetta GA Short sale with this agent and it was taking too long for them to close. So they came to me because they needed to move soon from their apartment!. Since I was not their agent, I had to find out their situation and this is when I was shocked!. First of all, they were never told from the beginning that the property they were seeing was a short sale and what would involve. Secondly, they did their inspection and appraisal and were told that they needed to pay for the repairs required by their bank because the seller could not do them and they told me they payed the contractor around $1,000!. . What was worse, they were told that the short sale was approved but they had to bring $5,000 extra at closing. Thing they could not do and decided to terminate. When they told me their story, I said to them: "A buyer never never never! pays for the repairs nor anything else besides the inspections and appraisal!. Also, when buying an Alpharetta Short sale, a good realtor will tell you to do the inspection and appraisal only if the short sale has been approved by all the seller's lenders involved, because there is good chance that the lender(s) will not approve it and then your inspection and appraisal money will be lost.

Hopefully, they decided to keep looking even though there was no much time left for them but I was so glad that I was able to help them find and buy their dream home in less then 1 month!
